Landlord Responsibilities:

  • "As required by law, we take steps to prevent money laundering in the property sector. This means that when you market a property with us, we will need to see your valid photo ID and a recent utility bill. We will also perform these same checks on your prospective tenants. By doing this, we can help ensure that we are not facilitating any criminal activity, and that we are complying with HMRC's regulations."

  • Keep your rented properties safe and free from health hazards

  • Make sure all gas equipment and electrical equipment is safely installed and maintained

  • Fire Safety:

    • Provide a smoke alarm on each storey and a carbon monoxide alarm in any room with a solid fuel burning appliance (for example a coal fire or wood burning stove)

    • Check tenants have access to escape routes at all times

    • Make sure the furniture and furnishings supplied are fire safe

    • Provide fire alarms and extinguishers if the property is a large house in multiple occupation (HMO)

  • Provide an Energy Performance Certificate for the property

  • Protect your tenant’s deposit in a government-approved scheme

  • Check your tenant has the right to rent your property if it’s in England

  • Give your tenant a copy of the How to rent checklist when they start renting from you (you can email it to them)
